Elk Grove Real Estate Market Update October,
2005
Elk Grove's October 2005 real estate market continued to perform well relative
to much of Sacramento, El Dorado, and Placer Counties. Prices continued to
increase as they have steadily in recent months, though we can see some signs of
slowing from the heyday of last year. In October, 219 single family residential
homes were sold, down from 235 in September and 266 at the same time last year.
Average days on the market were 37, down from 23 at the same time last year.
The average home sold in October for $490,452, reprenting 99.0% of the average
list price of $495,289. The median sale price was $445,000. Compared to the
same period last year, sale prices were up 21.4%, but adjusted for the larger
average square footage of homes sold this year, the increase was 16.2%. Last
October the average home sold for $403,954, and the median sale price was $388,750.
Inventory as of November 2 was 977 residential units, or 4.5 months of inventory
based on last month's unit sales volume. This month's inventory figure is up
from last month's number of 3.5 months of inventory.
